Through Freedom Estate, you acquire a specific property whose ownership is registered in your name. The property already has a valid tenancy agreement and is generating income. With crowdfunding, you typically invest in financing a project rather than becoming the owner of a specific property.
Long-term. All properties in the catalogue are let on long-term tenancies: the tenants live there under a current tenancy agreement and pay rent every month. The catalogue contains no short-term rentals (e.g. via Airbnb or Booking).
A tenant moving out is a normal letting risk. If you choose management by our partner MaxRent Partners, finding a new tenant will cost you nothing extra: the partner will take care of photos, listings, tenant screening and the tenancy agreement.
No. Freedom Estate helps you acquire the property, and how it is managed after the transaction is your choice. You can manage the tenancy yourself or hand it over to our partner MaxRent Partners, who takes care of tenants, payments, utilities, repairs and preparation of the VMI tax return.
You choose a property, submit the reservation form and pay a €500 deposit. The property is reserved for 7 days, and the deposit is credited towards the purchase price. Within 24 hours we contact you about the documents, financing and next steps. If the property or tenancy agreement details do not match the description, we refund the deposit within 48 hours.
There is no buyer's commission — you pay the listed price of the property. In addition, transaction-related notary, Centre of Registers and, if financing is used, bank fees apply. The full breakdown is provided on the Pricing and fees page.
We vet every property against 12 publicly documented criteria: ownership and cadastral records, a valid tenancy agreement, payment history, encumbrances, debts and other information relevant to investors. If a criterion is not met, the property does not enter the catalogue.
MaxRent Partners is a separate Freedom Estate partner providing rental management services. You are not obliged to choose them: you can manage the property yourself or pick another administrator.
Yes. We can help you prepare for financing, arrange a property valuation and connect you with a mortgage broker and a financing partner. The final decision on the loan amount, interest rate and other terms rests with the bank.
Some of the properties are residential apartments, others are hotel-type (aparthotel) units. The designated use is stated precisely on each property's page, and the notarial transaction always reflects the actual designation.
No. The yield shown is calculated from the actual rent in effect at the time of listing and the property price. Future income depends on the tenant, occupancy, costs and market conditions, so the yield is not guaranteed.
