We verify the owner and title details against the documents provided and data from the Lithuanian Centre of Registers (Registrų centras).
The floor area, designated use and apartment number match the register entry.
We review the current tenancy agreement. The rent stated in the listing is based on the actual agreement, not a market guess.
Where data is available, we verify the tenant's payment history against actual payments made.
Verified that the property is not subject to any seizure orders; any mortgage is disclosed.
Verified that the apartment has no outstanding utility arrears.
We calculate gross yield the same way for every property: annual rental income / sale price.
Freedom Estate does not charge a buyer's commission — the price shown for each property is the sale price set by the seller.
The tenancy term and the tenant's deposit are disclosed in the listing.
The property's condition is described based on an actual inspection, not just the seller's marketing information.
The €500 reservation deposit is credited towards the purchase price. If the property or tenancy agreement details do not match the listing, we refund the deposit within 48 hours.
When you purchase a tenanted property, the tenancy continues with the new owner under the terms of the existing agreement and applicable legislation.
If a property does not meet Freedom Estate's selection criteria, we do not include it in the catalogue. If, after reservation, it turns out that the property or tenancy agreement details do not match the listing, we refund the reservation deposit within 48 hours.
